BENGALURU: A south Bengaluru auditor and five others have alleged that three brothers who run a real estate firm have sold six flats of an apartment complex to multiple owners by producing forged documents.
An FIR registered by police following a complaint from S Vidyasagar, auditor and resident of RRBC Pratham apartment complex in Banashankari II Stage, identified the suspects as Ranjit Sha and Mitesh Sha, directors of Rajarajeshware Builddcon Pvt Ltd at Nettakallappa Circle, Basavanagudi, and their sibling Harish Sha, the authorised signatory for the company.

According to Vidyasagar, 53, he purchased one of the 20 flats in the apartment complex in March 2023 by paying Rs 1.2 crore and took possession of it in Oct of that year. “Then, I approached a bank for a loan and was shocked to discover that a sale agreement for the same flat had been executed in 2021 when construction of the apartment was ongoing,” Vidyasagar told TOI.
Records from 2021 showed that the developers had sold six flats, including Vidyasagar’s, to a family. The developer had also executed the sale deeds of five other flats to different people.
Vidyasagar sent a legal notice to his builders. “They told me that they would settle the matter, but nothing has happened till now. I and the five individuals who had purchased other flats like me, decided we should file a criminal complaint with police,” he said, adding, “The apartment complex has 20 flats… We have installed a caution board on the building, saying how the owners of the six flats were duped.”
Banashankari police said they have received complaints from all six owners and are collecting relevant documents. “The FIR is registered based on Vidyasagar’s complaint, and statements from the other five owners will be added to the same. After collecting the documents, we will issue notices to the victims and suspects to take their statements. We will then file the chargesheet,” police said.
